Offsite or Modern Methods Construction (MMC) is a contemporary approach to construction that’s popularity continues to grow as it offers numerous benefits over traditional construction methodologies.  Offsite Construction is the process of prefabrication in a factory setting and then transporting to the final project site for installation.

To date, most offsite manufacturers have offered limited design flexibility as they rely on a catalogue approach. They also suffer from location-based issues as fabrication facilities can be a significant distance from the project site which increases transportation costs. In our experience, projects with site locations further than 150 miles / 240 km from the fabrication facility suffer diminishing returns on the advantages associated with Offsite Construction.

To overcome these issues, the team at Goertzen Complete Services uses a novel approach.  We combine the best of the Traditional and Offsite Construction methodologies and provide the highest-possible design flexibility through the use of various building technologies (cross laminated timber CLT, steel and concrete).  Additionally, we utilize our Mobile Manufacturing Facility to overcome the challenges that come with construction in the most extreme and remote locations.  Our solutions are client-focused and we tailor our projects in such a way that the benefits of multiple construction methodologies are fully optimized.

One of the biggest advantages of Offsite Construction is reliability.   Because the Offsite Construction process consists largely of prefabrication work in a factory setting, we have the opportunity to employ robust QA/QC processes that capitalize on the conveniences and cost reductions typically associated with manufacturing-based Quality Assurance Programs.

Build Green

6.13 billion square meters of buildings are constructed annually and these buildings and their construction own a 39% share of the total global embodied carbon emissions per year. Steel, concrete, and iron alone produce 9% of the total annual GHG emissions.*  There is no question the environmental impact of construction is high.

Offsite Construction is a responsible alternative that lessens the impact on the environment by confining major portions of the build to a factory setting.  This better preserves the job site and it’s surrounding ecosystem resulting in a 21% reduction in Embodied Carbon Emissions, compared to Traditional Construction.  There are significantly fewer transportation-related emissions while building offsite and site waste/contamination risk is also kept at a minimum.

Each of our projects is well planned with minimal waste. We strive to maintain a low carbon footprint and emphasize sustainability wherever possible.  Many of our Offsite Construction projects are LEED certified as they employ green solutions and outpace even the best of traditional methodologies.

Classroom Rental Program

School jurisdictions undergo yearly student enrollment changes that affect education space requirements. Long-term capital building programs can take years to approve and implement and often become obsolete quickly due to changing needs.  Communities grow and change, but traditional brick-and-mortar schools remain in their original locations.  Expensive, inconvenient, and environmentally damaging bus routes are then established to service the newer, younger communities from a distance. The Goertzen Complete Services Classroom Rental Program was designed specifically to address these changing needs in a practical and timely way.

Our systems-built approach to the classroom design enables us to create a building envelope that is cost effective, and easy to transport and install. GCS classrooms accommodate future expansion and relocation projects.  Larger school complexes can be created to allow for short term and permanent educational space requirements.  Customizations are code compliant nation-wide and can adhere to programs such as LEED, Energy Star, etc.
